As the holiday season approaches, buyers are continuing to look for opportunities in our local real estate market. The inventory of homes is plentiful, mortgage rates are at their lowest in memory, and homes prices have trended downward. According to the statistics in our Multiple Listing Service, NRRAR, the first 10 months of 2011 show our market area experiencing only a 1% decrease year-over-year in the number of homes sold and an 8% decrease in the average selling price, from $171,084 to $157,982. Realistically, these numbers show the lower average sales price that has kept our company busy. Average days on the market during the first ten months of 2010 were 213 days versus 222 days for the same period this year.

Here we are, well into the first quarter of the New Year, and I hear many clients and Realtors asking about what to expect for 2011. I wish I had a quarter for all the times I hear "Maybe our market is now the "new normal". I disagree. Nobody could expect to indefinitely continue the pace of development, appreciation, and speculation we experienced in 2005 through 2008. However, Realtors who work hard as professionals full time will continue to be successful. The old rule of 80% of the business is being done by 20% of the Realtors holds true now more than ever.
Coldwell Banker Willis-Smith consistently leads our market in production and satisfied clients are the foundation of our success. The "new normal" is just business as usual for us. Thanks…
Why do we love living in New Bern?

I have been contemplating the first submission for our Coldwell Banker Willis-Smith blog. Why do we love living in New Bern? The answer is around us every day. I believe New Bern is a unique community peppered with advantages over competing towns and cities. Full disclosure would dictate that I am a New Bern native and biased toward my hometown. But I choose to live here. Looking out the window in early November at a sunny 68 degree afternoon with a fantastic orange sunset over the river, one can appreciate how lucky we are. Potential clients tell me weekly how much the Southern hospitality of our area takes them by surprise. It is only later in our conversation they hear of our diverse market with retirement, military, industry and tourism as a stable…
