Existing-home sales, low mortgage rates, and a spike in home builder confidence point to a housing turnaround.
Rebounding from another slow year, the housing market is picking up steam. Prospective home buyers are taking advantage of low mortgage rates, and home builder sentiment reached its highest level in more than 4 years this week. Housing is also gaining a bit of attention on the campaign trail. Dems and Republicans took part at a South Carolina rally promoting home ownership. As the holiday season approaches, buyers are continuing to look for opportunities in our local real estate market. The inventory of homes is plentiful, mortgage rates are at their lowest in memory, and homes prices have trended downward. According to the statistics in our Multiple Listing Service, NRRAR, the first 10 months of 2011 show our market area experiencing only a 1% decrease year-over-year in the number of homes sold and an 8% decrease in the average selling price, from $171,084 to $157,982. Realistically, these numbers show the lower average sales price that has kept our company busy. Average days on the market during the first ten months of 2010 were 213 days versus 222 days for the same period this year.

Historically low interest rates and rock bottom prices are bringing Buyers into the market. With interest rates below 5%, Buyers are thinking it can’t get much better than this. And it’s true, for first-time buyers this may be the opportunity of a lifetime. FHA loans require only 3.5% down and some lenders have special programs that require even less for a down payment. Contributions to Buyers’ closing costs are negotiated to be paid by the Seller for first-time buyers. A case in point, this week one of my clients in her sixties who had recently retired, purchased her first home.
