Falling in Love with a Small Town

I have had several conversations over the past few weeks with people who are moving to Eastern NC. Many are doing so to start the next phase in their lives and they are thrilled to finally live out their dream of living by the water.
For others, it’s a different story. They may be military or moving here for a career change but they are all asking the same questions: “Is New Bern really that small? Where do you shop and eat?” My answers are simple . . .New Bern and the Crystal Coast are just perfect! I grew up in larger cities, spent some time in Washington, DC but settled blissfully in New Bern almost 11 years ago. I was concerned about moving to such a “small town” but realized—size doesn’t matter.

Market Update - A Local Perspective
Thursday, April 11th, 2013 at 8:57am. 151 Views, 0 Comments.
Spring has sprung in New Bern, NC! So take a moment to review the recent housing activity in our local market and then plan a visit.
For the first quarter of 2013, the 293 homes sold in our market area increased 11% from the first quarter 2012 levels of 265 homes. However, the average sales price decreased 7% from $163,471 in the first quarter 2012 to an average of $153,431 for the same time period in 2013. It appears that value shopping is a contributor to our market.
The good news is that the average days on the market also decreased from an average of 221 in the first quarter 2012 to an average of 204 for the first quarter 2013.
It is interesting to note that Coldwell Banker Willis-Smith’s first quarter results for 2013 vs. the same period 2012…
Will your house be on the buyer's love list?

Do you love it? It's a question I ALWAYS ask a potential buyer when we are walking through a home...Do you love this house? Not can you see yourself here, not how does this make you feel, but DO YOU LOVE THIS HOUSE? How they feel and where they see themselves is very important but loving the house is really what puts a house on the map for a buyer.
Realistically speaking, the process by which a buyer "falls in love with a house" starts way before they call me. It starts on-line. And there are a number of things that a seller can do to help their house be on the love list.
1.Video - Virtual Tour. Recently, I read a survey that said over 70 percent cited “touring a certain home” as their reason for viewing videos in the course of their search for a home…

Until time travel is possible, the best way to revisit the past is through its tangible remains… the
houses and other places where famous, as well as not-so-famous people lived and gathered. Historic homes speak to me. Their corridors hold secrets of times past, filled with stories of conflict, triumph, and everyday life.
When you visit these historic homes and gardens and move from room to room, you can imagine what the residents of these homes must have seen; the same sunlight streaming through a window, maybe children playing outside, or neighbors stopping by to visit at the front porch. But what was the life like for people who lived back when? How did they gather, work and spend time? How did life in Historic New Bern reflect what was…
