victorian house for saleHistorically low interest rates and rock bottom prices are bringing Buyers into the market. With interest rates below 5%, Buyers are thinking it can’t get much better than this.  And it’s true, for first-time buyers this may be the opportunity of a lifetime. FHA loans require only 3.5% down and some lenders have special programs that require even less for a down payment. Contributions to Buyers’ closing costs are negotiated to be paid by the Seller for first-time buyers.  A case in point, this week one of my clients in her sixties who had recently retired, purchased her first home. She is delighted her mortgage payment is less than her monthly rent had been on a smaller home in poorer condition.

The Celebration is over, but New Bern continues to shine!

WHEW, the 300th celebration of the founding of New Bern is over!!!  For 52 weeks in 2010, I do believe there was at least one party a week celebrating the 300th.  Everyone joined in for fun, volunteered for work, and celebrated together.  Even in a poor economy, New Bern really shined for a whole year.  And guess what, it continues to shine in 2011. 

I sold a house recently to a couple who have lived all over the world.  As they planned for retirement, they selected New Bern from all the other places.  I asked them "why?"  They said that people from all walks of life live here and enjoy taking part in an inclusive community.  They said for a small town, New Bern offers good health care, good educational facilities, great arts and entertainment, and…

Some Great Theater Productions in New Bern This Weekend!

New Bern TheaterIf you're looking for something to do this weekend, get yourself a ticket to the West Craven Theatre Arts Society's production of "The Crucible" tonight and through the weekend.  The play features students from all three high schools in Craven County and students from Craven Community College.  The production is at the West Craven High School's L. Michael Averette Peforming Arts Center tonight, Friday and Saturday at 7:00 p.m.  General Admission tickets are $10 at the door and if you're a student, the price is just $5.  "The Crucible" is a 1953 play by Arthur Miller and is a dramatization of the Salem Witch Trials that took place in Province of Massachusetts Bay during 1692 and 1693.

Don't Miss Out on the Federal Home Buyer Tax Credit - The Clock is Ticking!

It's never too late to buy a new home.  Several factors are converging to make this the perfect time to buy a home. Interest rates are at historic lows.  Inventory levels are high which means there are plenty of choices for buyers at good prices. And Uncle Sam is offering a 10% tax credit up to maximum of $8,000, for first time or other eligible  buyers who have not owned a home in the three years previous to the purchase.  Why pay the mortgage on your landlord's property when you can be accumulating equity in the property yourself?

NEVER GIVE UP

I recently had a lady ask me to help her find a lot in New Bern for a new mobile home she was going to buy. I asked her why she was buying a mobile home and she said no one would help her except the mobile home company. They offered her a $100,000 mobile home at 7% interest. Now this lady has worked 2 jobs for 10 years, has no bad credit and is just a nice person. I went with her to talk with Miriam Willis at First South Bank who is nice to everyone - and low and behold - she qualified for a good loan on a home. Well, to make things better, we got someone to build her a home right where she wanted it and she got to select the house plan. At closing we all cried like babies. NEVER GIVE UP MY FRIENDS!
