Closing the Deal in a Buyer's Market
Thursday, February 2nd, 2012 at 10:45am. 14 Views, 0 Comments.
What does it take to sell a home in a buyer's market – a fresh coat of paint or a kitchen overhaul? Lowering the asking price or offering incentives? From cosmetic to strategic, smart sellers can take advantage of a few simple tips to get the most out of their properties. Here are six strategies from the professionals at Coldwell Banker Willis-Smith to securing a “sold” sign:
Boost Curb Appeal. Though they may be obvious, cosmetic upgrades like painting and planting can truly go a long way to forming a fantastic first impression of a home. And be sure to clean, clean, clean!
Make Big Fixes Where Possible. If budget allows, invest in bigger improvements. Focus on “make or break” rooms like bathrooms and kitchens, because nothing says…
The Times They Are a-Changin'

Historically low interest rates and rock bottom prices are bringing Buyers into the market. With interest rates below 5%, Buyers are thinking it can’t get much better than this. And it’s true, for first-time buyers this may be the opportunity of a lifetime. FHA loans require only 3.5% down and some lenders have special programs that require even less for a down payment. Contributions to Buyers’ closing costs are negotiated to be paid by the Seller for first-time buyers. A case in point, this week one of my clients in her sixties who had recently retired, purchased her first home. She is delighted her mortgage payment is less than her monthly rent had been on a smaller home in poorer condition.
Another sign of more demand is that we are seeing…
6 Reasons to Reduce Your Home Price
Monday, July 18th, 2011 at 3:16pm. 126 Views, 0 Comments.
While you'd like to get the best price for your home, consider these six reasons to reduce your price.
1. You’re drawing few lookers
You get the most interest in your home right after you put it on the market because buyers want to catch a great new home before anybody else takes it. If your real estate agent reports there have been fewer buyers calling about and asking to tour your home than there have been for other homes in your area, that may be a sign buyers think it’s overpriced and are waiting for the price to fall before viewing it.
2. You’re drawing lots of lookers but have no offers
If you’ve had 30 sets of potential buyers come through your home and not a single one has made an offer, something is off. What are other agents telling your…

Home Auctions in New Bern? Who would have thought?
Wednesday, May 25th, 2011 at 2:29pm. 124 Views, 0 Comments.
Auction First, an Auction Company out of Cary, NC and Austin, Texas, came to New Bern last week to auction off a small historic home in the Riverside Historic District that had sat unsold for over a year and declined in price. Well, wouldn't you know the auction couldn't be opened by the Auctioneer because the buyers showed up and weren't prepared. I guess they forgot to read the small print, but not all is lost. The house will now go through a sealed bid process and hopefully the long awaited agony of trying to sell will be over for one homeowner. This is not a distressed auction, but one where buyers can finance the purchase just as though they were doing a traditional transaction. For many sellers the advantages in this process do outweigh any…
Realtors are in demand as 'For Sale by Owners' Decline - SELLERS REALLY DO NEED US!
Tuesday, March 1st, 2011 at 12:47pm. 145 Views, 0 Comments.
So, Mr. FSBO (for sale by owner), you have a couple interested in your home. A really nice home that you just put the For Sale sign up in front of last week. That’s exciting news; however, they are asking lots of questions and want to get a home inspection. You are wondering if you should be concerned about this. All you wanted to do was sell your house, make a really nice profit and run, not walk away. No one told you that you would have to worry about it passing some “inspection”. What if something is wrong and they don’t want the house? What if something is wrong, and it’s a really big deal and it costs a lot to repair? Do you have the money to fix it now? What are your options, you ask? The prospective buyers look like they can afford the…

Staging Your Home to Sell
Wednesday, May 19th, 2010 at 9:39am. 263 Views, 0 Comments.
Surveys show that staging the home that you are trying to sell pays off -- and, most of the time, staging helps to sell a home quicker. Staging your homes does not mean that you have to spend a lot of money on pricey interior decorating. Here are some thrifty tips on staging your home:
- First Impressions Count. "You never get a second chance to make a first impression". Roll out the red carpet for potential home buyers by sprucing up your entryways, especially the main entryway. Nice welcome mats, planters filled with seasonal flowers, and clutter-free foyers/hallways set the stage.
- Sell the House, Not your Stuff. Remember that the goal of a successful showing is to make a prospect feel at home -- like it's their, not yours. Put away your…

Here are a few good reasons why you should have your home on the market during the holidays:
Homes show better during the holidays
Your home looks great when decorated for the holidays - tree's up, lights twinkling, maybe a fire in the fireplace and don't forget those great holiday aromas.
Holiday buyers are serious buyers
Potential buyers are busy too during the holidays, but the ones that are taking the time to look are probably very motivated.
Home Buyer Tax Credit
The Home Buyer Tax Credit has been extended and expanded. Read more about the Tax Credit here.
You have complete control over showing times
