Getting your home your home ready to sell is no different than getting yourself ready for a big event. You always want to make a good impression by dressing up and putting your best foot forward. It’s no different when selling your home. So if you want to sell quickly, you’ll need to stage your home properly. Below are some staging tips that will help you dress your home for the special event and a quick sale.
1. | Start with the outside. Put out a new ‘Welcome’ mat and give the exterior surfaces a
fresh coat of paint. Add new
hardware to the front door and place some flower pots or plant a few flowers to
send the message that the house is loved and well cared for. Don’t forget to
add some mulch to freshen up the flower beds. Make sure all outdoor furniture is clean, orderly and not
excessive. |
2. | On the inside, clear out
all of the clutter. Starting with the foyer, clear away any clutter of
furniture and clean the light fixtures and scrub floors. |
3. | Pack up all collections (figurines, fragile items, sports
paraphernalia, etc.) De-clutter EVERY room to make them look larger. Pack away family photos, trophies, and
knick-knacks. Closets and drawers should be no more than 30% full. |
4. | Feature only a few pieces of furniture and pull pieces away from the walls to make rooms look larger. Open up the drapes or remove them completely to brighten up rooms. Remember, you are not decorating for yourself, but in a way where a potential buyer can envision the space with their furniture and belongings. |
5. | In the kitchen, stow all small appliances under cabinets to free up space. Remove all magnets and pictures from the refrigerator. |
6. | In the bathrooms, spruce up old tile bathrooms with white towels, window treatments and scatter rugs. And be sure to de-clutter countertops. |
7. | In the bedrooms, clear everything off the nightstands, hide the laundry hamper and invest in pristine white linens. |
8. | Make sure a room’s primary use is obvious. A bedroom should look like a bedroom, not an office, den, hobby room or gym. |
9. | If you have pets, move food bowls and litter boxes to the utility room and deodorize thoroughly. |
10. | Organize the utility room and garage. Hang up bicycles, roll up the hose, and remove stains from the garage floor. Renting a self-storage locker is worth the cost if it helps you sell faster and at a higher price. |
11. | One you have staged your house, invite your friends and Realtor over and walk them through to get an objective opinion. |
