As an Attorney and now a Broker with Coldwell Banker I have extensive experience in all facets of real estate law, broker services, financing and regulatory matters. I have negotiated and closed complex real estate and business transactions involving land, zoning, environmental, municipal, and financing issues. I've represented many developers; negotiated lender commitment terms, lines of credit, commercial and construction loan advances; performed lease negotiations; been involved in dispute resolution and management of relationships. I've delivered legal services with exceptional customer service, attention to detail and in a professional and proficient manner. As a Broker, I've negotiated transactions on best price, terms and conditions for the customer.

I've also performed responsibilities as a property manager representing property owners in negotiations with institutional lenders, loan originators, builders and developers. I have developed and implemented property management plans related to their specific properties including obtaining zoning relief and tax abatement. I've developed and maintained operating budgets; conducted residential and commercial lease negotiations; drafted, obtained and secured corporate documentation. I maintain personal dialog with all parties and have assisted with dispute resolution between tenants, contractors and sub-contractors.

Business Experience

As an Attorney with over 25 years experience closing residential and commercial transactions, I bring a wealth of transferable skills to the real estate brokerage business. Having developed and run a law office with concentration in loan closings, dealing with individuals in a fast paced and high stress environment has become the norm. These experiences in managing of people and educating those around me has provided me great success both personally and professionally.

Accepting the loan originator has one personal agenda on the particular transaction, the real estate agents involved share one common agenda, the buyer and the seller each share a common agenda it frequently takes significant personal skills and abilities to keep all these agendas and personalities going in one common direction. This requires real people skills that necessitates an understanding of the different involvements and obligations of each of the parties as well as an ability to manage their expectations and achieve cooperation for the common goal.

As a real estate broker, I feel it crucial to understand the role of each party in the transaction and EXPLAIN and KEEP INFORMED my customer in every step of the transaction. Some have said it is going beyond the call of duty, I say it is simply the way I do my business.

Having represented parties on large development commercial transactions, Oceanfront Estate residential properties, Single Family Homes throughout the South Shore, smaller and entry level condominiums, as well as representing uncounted individuals with short sales and other liquidation of real estate matters I feel there is likely no sale transaction I have not been personally involved with. 

Community Involvement

Duxbury Pop Warner Volunteer Coach and assistant coach over 5 years with youth football program.

Assisted with development of minimum play requirements for each and every player at every level of the organization. Represented the organization at regional meetings.

Duxbury Youth Baseball active participant  as Coach, Assistant Coach and Board Member of youth baseball association encompassing over 600 youths each year.

Active participation with spring season devoted to youths of all skill level with focus on development, playing time, sportsmanship and teamwork. Summer all star coach for more advanced players in more competitive environment while maintaining philosophy of maximizing playing time. Particular attention and dedication to making the game fun for players of all ages and all skill abilities.

Develop relationships with local professional Baseball teams an organizations as well as local Collegiate All Star Programs to encourage community development and assistance making high school age athletes aware of social and academic requirements as they enter college.

Duxbury Gridiron   High School Football supportive program.  Active Member and Vice President

Provide support through a program designed to raise funds for Duxbury High School football team and its charitable benefactors. These including Best Buddies program, Timothy J. Steele Foundation, Dorchester Boys and Girls Club, Camp Wing.
