2265 Loma Heights Rd Napa, CA 94558

Along Hagen Creek in Napa's Loma Heights neighborhood, this 7.35 acre property pairs mature oaks and westerly mountain views with approximately 4 acres of vineyard, primarily planted in 2023. A substantial wood entry gate and stacked-stone walls mark the approach from a quiet, oak-lined street, opening to a level build site within the vineyard and creekside setting. Architectural plans on file envision a contemporary residence with a ground-floor primary suite, dedicated wine and art rooms, a home office and an attached two-car garage. A proposed pool, spa and generous outdoor seating area extend the design into the landscape. Two wells serve the property: one new well currently supplies the vineyard, while the older well was intended for the proposed residence. For a buyer drawn to creating a new home, the appeal begins with the setting: a young vineyard, a creekside landscape framed by oaks, and an architectural vision already on paper. Renderings are conceptual only; buyer to confirm current permit status.
