Mark Delgado is a real estate broker, a lifelong Sacramento resident and he has been licensed in the state of California since 2004. Mark has personally handled over one hundred million dollars in real estate sales.

Mark began his real estate career in the spring of 2003. After finishing one of the most boring classes he had ever taken, one which he says involved possibly the most boring text book ever written (Real Estate Principles), he realized that he had found a subject that he loved. He read the book from cover to cover and decided to enroll in more real estate classes that summer. Mark found the following classes to be even more engaging than Principles had been and thoroughly enjoyed that summer. He knew he had found a career that could be very rewarding. Mark applied for the Sacramento Association of Realtors internship program and was interviewed by many successful agents and brokerages of the time. After receiving a handful of followup calls, one in particular caught his attention. A highly successful agent with Coldwell Banker reached out to Mark with the promise of hard work and lessons on a disciplined approach to real estate.

The fall and winter of 2003 were a juggling act. Mark was a single dad with a 5 year old son at home, plus he still had the responsibility of a job as a produce clerk at the "Little Lucky's" grocery store at 48th & J St. Now with his new position of being an intern at Coldwell Banker, Mark learned quickly that all hours of his day were accounted for. The daylight hours flew by and each late night was spent reading books on real estate and studying for his upcoming state exam.

In retrospect, it all worked out perfectly. Mark's job at the grocery store kept the bills paid. His internship at Coldwell Banker laid the foundation to how Mark would approach his new career. And his son provided him with the love, energy, and motivation to stay focused through it all. Mark's internship officially ended in December of 2003, but he stayed on for several weeks to continue hands-on learning while he prepared for his state exam.

Mark passed the exam in the winter of 2004 and was issued his California Department of Real Estate sales license on February 7th, 2004. He was hired on as a sales associate at the Coldwell Banker office where he had interned. Mark spent these first three years of his career at the Pocket-Greenhaven office and met some amazing fellow Realtors who helped to shape his business. His mentor, Zack Alber, set a great example of how to work hard day in and day out. Zack has since moved on from Coldwell Banker and now owns and manages his own successful brokerage in Sacramento. Mark's good friend Judy Cuong showed Mark how to proactively approach real estate, and to do so in a multifaceted manner. Judy has also since moved on from Coldwell Banker and now owns and manages her own successful brokerage in Elk Grove. And Mark's good friend and great Realtor, Steve Ostrom, set a daily example on the importance of a positive attitude. Steve is still with the company and has since moved to Placer county where he works together with his wife Heather and they have become a rock star husband and wife team out of the Roseville Coldwell Banker office.

Having connections like these and many others like them have played an important part in Mark's career successes and longevity. It was through these connections that his career has taken the trajectory that it has. By the end of 2006 Mark was spending his days prospecting for business and spending his evenings at listing appointments to secure the business. On the horizon was the beginning of the Great Recession.

Sacramento real estate was about to get hit hard and by the Summer of 2007 Mark was working overtime to help clients sell their property in a rapidly changing marketplace. As values started to decline, short sale transactions began to emerge. Being a consummate professional was suddenly more important than ever. Sales did not come easy, and each short sale transaction required it to be packaged a specific way and submitted to the seller's lender for review. To help his clients, Mark went even further than was required and provided lenders with copies of all the marketing that he had put into place to reinforce the fact that the seller and Mark were doing all they could to sell the home. These efforts paid off in significant ways for both Mark and his clients.

During the following years Mark's client base expanded from individual buyers and sellers to include banks and corporate clients as well. Performing his duty at the highest level remains of the utmost importance, whether his client is a neighbor down the street, or his client is an asset manager with portfolios worth of properties to buy and sell. Mark's core business principals ensured that he was able to meet and exceed the needs of all his clients. Mark is committed to putting all of his marketing tools and resources into motion for each of his clients, no matter if their house is big or small. No matter if they have one house to sell or fifty.

Mark has received various awards of recognition over the years. These awards include having been recognized as the #1 agent in the Coldwell Banker Sacramento-Metro office in 2008, having been recognized as one of the top Realtors in the country by the Wall Street Journal in 2010, and Mark was recognized as being in the top 1% of agents nationwide with Coldwell Banker for consecutive years. Mark has been awarded the Master's Club Life Member designation after surpassing sales and volume thresholds for multiple years in a row. Since 2004 when Mark began his career, he has become the #3 agent in closed sales for his Coldwell Banker Sacramento-Metro office with over 600 sales.

Mark continues to live and work in and around Sacramento. He has a wonderful wife who runs her own highly successful business. He is a proud father of two amazing sons. He loves all that Northern California has to offer, traveling frequently to the mountains and to the coast. He practices what he preaches by being an active buyer and seller of real estate throughout the region. And in addition to investing in real estate, Mark is also a small business owner who owns two health food stores for dogs and also owns one of Sacramento's oldest pizzerias, world famous Luigi's in Oak Park.
