312 Connecticut St San Francisco, CA 94107

Behind a century-old brick facade on Potrero Hill, 312 Connecticut Street is one of the most singular properties in San Francisco. Built as the Alta Theater, a mom-and-pop run silent film house, it was upgraded for sound and renamed the New Potrero Theatre around 1930. In the late 60s it became a rehearsal studio for the Grateful Dead, and in 1973 it appeared in the television series The Streets of San Francisco. It later became the home of the Lighthouse Church, and more recently a gathering place for the non-profit Gurdjieff Society. Each chapter left its mark, and today the building offers over 9,300 square feet (per SF Assessor) of rare, adaptable living space, with 4 bedrooms, 4.5 baths, and city skyline views. The double-height atrium is a gallery-like volume of exposed brick, steel columns, and a brick-walled mezzanine lit by tall slot windows. Panels of amber and red glass cast color across white walls. At the heart of the home, a sculptural kitchen pairs a faceted island with floor-to-ceiling cabinetry and an expansive picture window. Sliding glass walls open to a private courtyard with downtown skyline views. The primary suite is unlike any other in the city: vaulted ceilings, exposed brick, and a deconstructed bath of striking, sculptural design. Upstairs, a separate level has vaulted ceilings, cove lighting, and hilltop views, with two bedrooms, two full baths, two private patios, and a second kitchen. On the lowest level is the massive theater space itself, with its stage, projector loft, and an adjoining workshop. The setting is as distinctive as the building. 312 Connecticut sits in the heart of Potrero Hill, one of the city's sunniest neighborhoods, directly adjacent to the small but vibrant 18th Street district of cafs, restaurants, and independent shops. Neighborhood institutions like Farley's Coffee, Plow, and Chez Maman are close at hand. On one side is a lively village-scale retail and dining scene, and on the other quiet residential streets. Skyline views, neighborhood charm, and a landmark of local culture come together in one place. A building that has reinvented itself again and again, from silent-film house to sanctuary, is ready for its next chapter, as a residence, studio, gallery, or something no one has tried yet
