Crickworld St Elbert, CO 80106

This 40.44-acre property features rare county sports-use approvals, making it highly adaptable for a sports academy, recreational campus, school/training facility, event venue, or other commercial/recreational purposes. Currently in use as a cricket facility, it offers panoramic mountain views, and building sites are leveled and prepared for development. Infrastructure includes a 28-ft entrance gate and a 0.82-mile, 28-ft wide private roadway constructed with an approx. 4-inch asphalt base. The site is engineered with drainage ditches on both sides of the roadway, culverts, drainage improvements, erosion protection, and an excavated pond ready for completion. There are 2 cricket fields in place with county approval for a 3rd, alongside approx. 2,000 sf of installed concrete pads suitable for turf, training areas, or building foundations. Installed utilities include underground power, fiber-optic lines, and a commercial well on record as producing 40 gpm. The property has a county-approved parking area for 40-plus vehicles, and includes approx. 4,500 sf of unassembled heavy-duty, commercial-grade structural steel framing (red iron/red I-beam), and engineer-approved/stamped plans for 2 unbuilt structures: a county-approved 3,000 sf commercial warehouse and a 1,500 sf building with county approval pending. Additional improvements: full perimeter fencing, mature trees, a sprinkler system, two 10x12 sheds, a 12x16 shed, build-ready leach field designs, approved foundation designs, and a soil test analysis report. This is the perfect opportunity for a developer, sports organization, or institutional buyer looking to bypass months of site preparation and years of county planning. With specialized sports zoning, extensive infrastructure, utilities, and building components already here, a new owner can immediately begin final construction on a premier regional campus or event venue. Note: The 40-acre parcel immediately north is also available.
