For me it is a profound decision who I chose to work with and the nature with which I service my clients. These decisions affect clients for a lifetime; sometimes generations.

Often many people don't realize the importance of working with a professional broker and realtor. There are many brokerage firms and realtors. So how does one choose the right realtor? What separates us? The first thing is, you must actually choose a professional real estate agency and agent to represent you. Statistically it is a very poor decision to try to sell one's own real estate; this is proven to be a waste of time, energy and money. This path statistically yields poor results.

The real estate landscape has changed dramatically in the last decade; it is a global market. It is not unreasonable for your home in Connecticut or Westchester County to be purchased by a buyer in Paris, or Argentina, or any number of continents abroad. This great big electronic market can work to your advantage, or to your detriment if you are not using the right broker and realtor to market you to the masses. There is a reason why the average home in Scarsdale NY sells in (forty-four) days, and my average in ALL of Westchester County is (Twelve Days) from list to contract! There is a reason why my firm outperformed EVERY other known real estate company in both Westchester County and Fairfield County by gross revenue for the last twenty years. The reason is I am better at what I do than the next realtor and my firm is better at what they do than the next firm period.

Your realtor must be privy to what is happening in real time at the very moment you are selling your home in your market. They must be able to expose you to the broadest of markets and advise you properly on how to position your property in your market. Who you decide to list your home with or use as your buying agent changes your buying or selling power and destiny literally.

Marketing: When I market your property, I not only get your property listed on the coveted, HGAR, GMLS or CMLS, but my company partners with over 700 Global Websites and Micro Sites For Instantaneous Global Exposure! It is not enough today to try to sell on your own or with a less experienced firm in a couple of avenues; in fact statistically it doesn't work. Our firm spends hundreds of millions of dollars to market your property and educate our staff. We believe in grand exposure and being only the best, not second best. It is no coincidence that my small firm on Mason Street in Greenwich CT. did over 8 Billion in Sales last year alone in Westchester County and Connecticut alone and dwarfed our competition by leaps! Staging Your Property: The great majority of the public buying pool are enveloping the internet in sporadic searches for thier next home. They are privy to thousands of homes right from their smart phone, hundreds in your immediate area. They see and compare properties quickly, rate them, and wait for the best deal possible before making an offer; often they will pass right by your home with a swipe of the finger if not exceptionally staged, strategically positioned, and perfectly and competitively priced in the sweet spot. This is why I make it my business to pay for a professional photographer out of our pocket so that your home looks better than your competition always.

Pricing Your Property: It is your realtor's duty to be straight with you about pricing regardless of your feelings about it. This is a hard stance to take when the person you are trying to impress is your client; however proper pricing means the difference between success and failure. Your realtor has an obligation if he or she is excellent at what they do, to present you the facts of your market good or bad. Professional realtors sell houses fast and at the highest market price possible bottom line. A very common mistake sellers make and their realtors (too worried about getting your business) is to allow the seller to overprice their homes. This is a Herculean mistake and a poor market strategy if your goal is to sell your home in the least amount of time for the HIGHEST possible price. A great realtor does a proper valuation using real up to date statistics and close up comparables and market analysis which will yield irrefutable data to price your home competitively. The goal is to keep the seller in the driver's seat by bringing lots of traffic and multiple offers to the table. This will drive the price up, and will only happen if the home is strategically priced.

Negotiating and The Details: Having proper professional representation statistically will yield you the highest net cash for your property possible. If you are looking to save money by not hiring a realtor, or hiring a realtor that is willing to work for a lesser commission than the market demands, you are making an unwise choice. Great realtors get the proper compensation because they deliver exceptional results. It is my job to keep all the balls rolling to a successful final transaction. I negotiate fiercely on your behalf as if the property were my own. Great realtors statistically lessen your stress in the process by surrounding themselves and their clients with other top tier professionals and recommendations. I also protect you legally by insisting on the proper disclosures to be met by both buyers and sellers in the transaction and oversee that your interests are always being observed by attorneys, bankers, other brokers, title companies, etc... I make sure that all Fair Housing Regulations are being abided by. I advocate with my fiduciary duties intact always. Going The Extra Mile: The way I treat my clients is precisely how I would handle my own investments and that of my family. I use all of my resources, integrity, and work ethic to get my clients the finest results possible. In the end this is for most people the single largest sale or purchase they will ever make. For that reason I am always willing to do whatever is necessary to find my clients the best deal and be there for them well after the deal is consummated. Taking on all responsibility for the sale is how I operate. Practicing my profession in this way allows my clients to keep focused on their other priorities, their families and jobs because they know I am always doing mine to the best of my ability.

Education and Experience: My education background is from Fordham University. NY (BA) in Marketing and Communications and The School of Visual Arts Continuing Education NYC, and The Licensed Association of Realtors NY and CT. My career history has been both corporate on a national and global level out of New York City in Marketing and as an entrepreneur for more than a decade in New York and Westchester County. I have sourced funding for, invested in personally, managed, and constructed numerous premier commercial restaurants and residential properties. I have also sat on the Board of Directors as President for The Landmark Building in Port Chester New York which managed one hundred and ninety-nine duplex condominium units.

Uniquely I have been on the investment side, design side, construction side, and the management and development side of residential and commercial real estate. This life long level of personal risk management and entrepreneurship has made me very sensitive and protective of my clientrsquo;s hard earned investment capital. Having managed hundreds of employees, millions of dollars in investment capital and serviced tens of thousands of customers over the last decade, I have learned a great deal about proper professional service.
