I have learned many things in my 40+ years in Real Estate.

This is a very complicated business.  If done correctly, it is extremely rewarding. My goal has always been to have everyone get up from the settlement table smiling.  

I have spent a large portion of my career in the distress property market initially buying, renovating, renting and selling distress properties.

 I eventually became an auctioneer, doing property auctions in Maryland’s 23 counties plus the District of Columbia.  I have worked with Chapter 7 and Chapter 13 Bankruptcy Trustees in assessing property values and selling real estate assets when necessary.   I have testified in court as to property value.

People don’t just stop paying their mortgage.  There is always a reason behind the distress:  loss of income, marital issues, medical problems, drugs and alcohol.  It takes empathy and special real estate knowledge to help them through this time in their lives.

The Southeast Florida market is very vibrant right now.  When that will change, no one knows.  If they tell you they do, they don’t!  When things do change, we have to be ready to handle the “other” side of things. 

One phrase I’ve found helpful in explaining the market, 

Real Estate is a commodity, just like any other. If it doesn’t sell, you have 2 choices, reduce it or take it off the counter.
