0 Adolphus Callaway Rd Rayle, GA 30660

Legacy Woods is a 95 +/- acre recreational property located on Adolphus Callaway Road in Wilkes County offering a great combination of mature hardwood and pine timber, creek frontage, good internal access and a beautiful 2-bedroom, 1-bath cottage built in 2019. The timber has recently been thinned, but it was done with the overall property in mind, leaving plenty of mature hardwood and pine and opening up areas that should only improve the property for wildlife and recreation. The 1,140 +/- square foot cottage has a rustic, high-end feel that fits the property perfectly. The interior features reclaimed wood throughout, exposed beams, a stone fireplace, granite countertops, custom cabinetry and a large kitchen island. The combination of reclaimed wood, stone and modern finishes gives the cottage the feel of a much larger hunting lodge while still being comfortable enough for a full-time residence. A whole-house generator is also in place, which is a great feature for a rural property. The land has a nice mix of mature hardwoods and pine with good roads and trails providing access throughout the property. A creek runs along the eastern side of the property, and the mix of timber, openings and water creates excellent wildlife habitat. Whether you are looking for a hunting property, weekend retreat or simply a private place in the country, this tract has a lot to offer. An adjoining 42 +/- acre recreational tract is also being offered separately. The additional acreage includes Clark Creek, bottomland hardwoods, a large flooded beaver pond that regularly holds ducks, an established food plot and additional hunting ground. Purchasing both tracts would create approximately 137 +/- contiguous acres and really completes the property as a larger hunting and recreational retreat. Buyers interested in the entire 137 +/- acres should consider both tracts while they are available. The property also surrounds an approximately 2.3-acre Callaway family cemetery, which is separately owned and served by an existing access easement through the property. With 95 +/- acres, a beautiful move-in-ready cottage, mature timber, creek frontage and plenty of room to hunt and enjoy the property, Legacy Woods is a very complete recreational property on its own. The opportunity to combine it with the adjoining 42 +/- acres makes it even more appealing for a buyer looking for additional acreage, water and recreational diversity.
