There are some properties you simply can't recreate. There is history here, but it doesn't feel precious or untouchable. It feels like a house that has been lived in and loved. Over the years, the family thoughtfully updated the home in stages, blending its wonderful old Cape Cod character with the way we live today. Most recently, the kitchen was completely renovated into a bright, fresh space that stretches across the rear of the house, with a long bank of windows overlooking the backyard and toward the water beyond. But this is not a house you understand from one room. There are two staircases, old details, unexpected nooks and interesting spaces everywhere you turn. Two long enclosed porches run along the side of the house -- the kind of rooms that seem made for summer. A book and an afternoon nap. Kids playing cards or doing puzzles. Morning coffe with the windows open. Everyone finding their own favorite corner and eventually wandering back together again. And then there is the barn. A magnificent two-story antique barn sits on the property, a wonderful reminder of the history of this old Route 6A home and another one of those increasingly difficult-to-find pieces of Cape Cod's past. You could fall in love with the house and barn alone. But you still haven't seen the best part. Walk out the back door, across the yard and down the small sloping hill toward Scargo Lake. For a moment, the trees almost hide what is ahead. And then they seem to part. Suddenly the entire vista opens up in front of you. Scargo Lake. Clear, beautiful water laps against the edge of the property, with white sand beneath your feet and Scargo Tower visible across the lake. It is one of those breathtaking little moments you don't expect - and one I don't think photographs can completely explain. And sitting almost at the water's edge is perhaps the most magical part of the entire property. The family calls it the boathouse. With its soaring cathedral ceiling, exposed old beams and walls of screens open to the lake, it feels more like a little fairytale cottage tucked beneath the trees. This was where children spent summer afternoons and sleepover nights, where bathing suits dried and sandy feet were expected, and where the lake was quite literally the backyard. Step outside and the water is only feet away. Swim. Kayak. Paddleboard. Fish. Float in the sun. Sit at the shoreline with your morning coffee while the lake is still as glass. There is even a wonderful bit of family lore here: occasionally, when the children were young, they would go up to Scargo Tower, climb to the top and wave across the lake to their mother waiting at home. That one little story says so much about growing up here. Standing at the water's edge brought back some of my own memories, too - learning to swim in Scargo Lake and later earning my lifeguard certification, when we had to swim the length of the lake. Some places do that to you. They bring memories rushing back. And for the next family, this is where entirely new ones can begin. Swimming before breakfast. Paddleboarding across the lake. Kayaks pulled up on the sand. Fishing with the kids. Reading in the boathouse. Long afternoons in the sun and everyone wandering back up the hill when they're finally hungry enough for dinner. The home comfortably accommodates a houseful and in recent years has proven itself as a wonderful summer retreat, renting for approximately $5,500 per week in season. It's easy to understand why. But there is something bigger here than bedrooms and rental income. Scarcity. How many opportunities are left to own more than an acre on Scargo Lake
