17 Rock St Middleborough, MA 02346

If you have imagination, initiative, and energy, this quaint antique colonial with covered 6x24' side porch provides an ideal opportunity to build equity and make a warm home in a desirable 'in town' neighborhood offering PUBLIC WATER & SEWER! Ideal commuter convenience (highway & T station) when needed, and then come back home to this welcoming tree lined street with sidewalks, just a quick drive or easy stroll to all of the amazing 'downtown' businesses and services, as well as the schools. Handy to attend those Town festivals & parades. This home is part of an estate sale - sadly the late owner's long-term health issues created upkeep & update challenges, but it appears to be solid and brimming with potential for someone with the right vision, a well-stocked tool box, and some friends in the trades. (Some AI generated photos are attached only to show walls/ceilings/room sizes and potential when emptied). Wood/plank flooring in most rooms & under carpet, per seller. Antique style mouldings have the potential to restore. First floor has nice high ceilings. Beamed ceiling in kitchen with brand new stainless gas stove. First floor bath with deep jetted tub and laundry area. Basement/Cellar under part of home only (653 sf per town) is bulkhead-accessed only, but is stand-up height for most. Rear and side additions do not have accessible basements. Attic with flooring for storage (scuttle in hallway). Windows roughly 25 years old. Gas heating system installed within last 5 years. Gas hot water tank 2015. Roof strip/redo in 2001. Keyless/Keypad entry door upgrade. Fully fenced back yard is functional and deceptive in size, but it is definitely in need of some love to clear the overgrowth and restore to full use (as viewed from older aerial photo, a screen house, brick patio, firepit, and gardens are all out there for you to discover and enjoy). If gardening/planting is your thing, there is an irrigation system front & rear. Unable to assess condition of above-ground pool (far rear of yard) and adjacent shed, so no value is attached. Won't pass FHA/VA financing programs. Please do not walk property without listing broker present. Imagine what this cutie can be with the right loving touch - sipping morning coffee or evening cocktails on the porch; family, friends & pets gathering in the backyard, and having a home to call your own for less than rent and without those annoying landlord rules.
