This stunningly-situated camp on Lake George sits just 60 feet from the water's edge, where you can enjoy 186' of your own private lake frontage. You can't build this close to the water anymore! The camp has two bedrooms plus a partially-finished sleeping loft, a kitchen and living room with large windows to enjoy serene views of the lake. Enjoy the peace and quiet from the covered porch, the dock system on the rocky shoreline, or venture back into your private 3.3 acres of woods. The woodstove keeps the camp toasty in the off season, and tall trees shade the camp to keep it cool in summer. Water is seasonally available from a shared well, and the kitchen appliances (refrigerator and cookstove) are run on propane. The camp has wired outlets, so there is the option to power the camp with a generator or to install a solar array. The simple bathroom includes a composting toilet. Lake George is a 320 acre, 68' deep lake with abundant fisheries, including brown trout, brook trout, and small mouth bass. Nearly 2 miles of the 4.3 miles of shoreline are protected from further development, as they are part of the Lake George Regional Park; launch your boat easily at the boat launch there, or kayak over to enjoy the beaches, ten mile trail network, and snack shack. When you need to venture back into town, there is a grocery store, gas station, and a few local eateries within a five minute drive. The nearby town of Skowhegan offers everything from small locally-owned shops to big box stores. While there is no direct driveway access to the camp at the moment, it can be easily accessed by boat from the public boat launch, via an existing 800' trail suitable for foot traffic or a side-by-side from the camp road or there is the option to put in a driveway where the property has frontage on the West Shore Road. **Note: The current walking path crosses another property via easement and would not be the location for the potential future driveway.**
