3151 Niles Rd Saint Joseph, MI 49085

Pad D offers a rare chance to establish a presence at one of southwest Michigan's busiest gateways. The 2.32-acre parcel sits at the corner of Niles Avenue and Bluffwood Terrace, right at the I-94 on/off ramp. That location puts a business in front of interstate travelers, commuters, and local shoppers moving along a highly traveled commercial corridor. The site is part of the Nye's Apple Barn redevelopment at 3151 Niles Road, a planned mixed-use project anchored by the long-established Nye's Apple Barn. The development includes additional commercial pads and new apartment housing, bringing built-in customers and steady traffic to the project. A relocated Dozer Drive, will serve the development, and a new traffic signal is planned at its intersection with Niles Avenue for easy, controlled access. The site offers a dedicated rain garden on the west side of the parcel that handles stormwater, which simplifies site planning for the end user.
