11 W 89th St #3 New York City, NY 10024

This one has the things you actually want-and rarely find together. Over 10-foot ceilings. A wood-burning fireplace. Private outdoor space. In-unit laundry. Great light. Approximately 1,160 square feet. And Central Park outside your door. Not your typical Upper West Side two-bedroom. Residence 3 is on the third floor of a boutique, self-managed townhouse co-op, with beautiful inlaid parquet floors and a layout with real personality. The sunken living room is the showstopper. A wood-burning fireplace anchors the space, while a full wall of north-facing, floor-to-ceiling windows opens directly onto an approximately 70-square-foot setback terrace. Bright, dramatic and anything but cookie-cutter. The renovated open kitchen features a Bertazzoni range, a window and plenty of storage. South-facing bay windows bring light into the bedroom wing, plus the primary has an extra bonus space, great as an office, storage, gym or nursery. Meanwhile, at the other end of the apartment a large skylight brightens the second bedroom. The apartment is currently configured with one renovated bathroom with a tub, with the ability to restore the original second bath, subject to board approval. Four closets include two walk-ins, and an in-unit Blomberg washer and dryer makes life easier. And the location? Hard to beat. Central Park is literally outside your doorstep, putting the Reservoir, Great Lawn, playgrounds, running and biking paths practically in your backyard. The American Museum of Natural History and Theodore Roosevelt Park are nearby, and some of New York's great museums are directly across the park. Head west to Columbus and Amsterdam Avenues for some of the neighborhood's best restaurants, cafés and everyday favorites. Mama's Too!, Barney Greengrass and Dagon are nearby, along with Essential by Christophe for something more elevated. Zabar's, Levain Bakery, Trader Joes, Whole Foods and the weekly Columbus Avenue Farmer's Market add to the neighborhood staples. Transportation couldn't be easier, with the B/C train entrance at 88th Street and Central Park West and the 1 train at 86th Street and Broadway. The 86th Street Crosstown bus is 3 blocks away. 11 West 89th Street is an intimate four-story brownstone built in 1930 and located in the Central Park West Historic District. Full-time residences are preferred. No dogs; other pets considered on a case-by-case basis. Parents purchasing with children will be considered.
