321 Cambridge St Fredericksburg, VA 22405

Commercial property for Sale. Property was zoned B-2 Urban Commercial since May 2006, with Proffers. The most notable proffer is the Construction of Acceleration and Deceleration Lanes. See Documents for Approval by BOS. The approved site plan for the Stone Center is available, but it requires updated because the Sellers (Owners) withdrew the site plan and continued their office there without the construction of the new entrance and accel and deceleration lanes, because of the cost. The Owners continued their masonry business for 20 years at this location by sending letter to the county assuring the County that there would be no sales of product made from this location to the public (see letter dated 1/14/2010). The Owners are now retiring and want to sell . A previous contract fell through for $725,000 because the Proffers for the new entrance were not met. This listing has been reduced to $600,000 to sell the property "as-is". Buyers should consult the County Zoning Office to confirm the status for commercial use before writing a contract, because Seller doesn't want to take property off market for an extended study period when the information is readily available. The property has a converted residence into an office on the lower level and living quarters on the upper level and living quarters on the upper level with a bedroom and full bathroom. The lower level office has a kitchen and 2nd bathroom. There is a detached 1440 SF warehouse/garage with rollup door and water and electric., Site has public water and sewer connected. This property is also listed for sale as residential use and commercial improved but would require a rezoning back to an R-1 Zoning that it once was. Requirement for a new GDP can be waived because nothing has significantly changed since it was originally a residential use. This listing, although includes improvements, is primarily a commercial land purchase at $300,000 per acre for B-2 land with public water and sewer. Improvements provide a bonus interim use until a full commercial access is constructed or until a rezoning back to residential use --- whatever the Buyer desires.
