8341 Prince William Pkwy Manassas, VA 20111

Prime 5+ acres for development at intersection of Prince William Pkwy and Liberia Ave in Manassas. Positioned at the signalized intersection of Prince William Parkway (Route 294) and Liberia Avenue, this 5.08-acre parcel offers a rare opportunity to control a high-visibility corner in one of Prince William County's most active commercial corridors. The site carries frontage on both major thoroughfares, including approximately 583 feet along Prince William Parkway, with VDOT 2024 traffic counts of approximately 35,000 vehicles per day on Prince William Parkway and 36,000 vehicles per day on Liberia Avenue. It is one of the most prominent undeveloped corners in the county: established shopping centers sit directly across the street, and the Liberia Avenue corridor continues to draw national retailers, restaurants, financial institutions, and service providers. The Liberia Avenue and Wellington Road corridors include grocery, big-box, restaurant, fitness, banking, and service tenants such as Walmart, Harris Teeter, ALDI, Staples, LA Fitness, Chick-fil-A, and Wawa. Tenancy subject to change. The property is currently zoned A-1 (Agricultural). A buyer pursuing rezoning consistent with the Comprehensive Plan will find the County's long-range policy already in place for a mixed-use or commercial project on the site. Electric and natural gas are already connected to property; public water and public sewer are available nearby (only 100' distance from the property). Development around the parcel is already moving. The adjacent, separately owned 87-acre Kline property directly behind the site, known as Legacy at Kline, was unanimously approved by the Board of County Supervisors on May 12, 2026, for rezoning from A-1 to PMR, allowing an age-restricted planned mixed development of up to 240 dwelling units with supporting commercial and retail services. The approved plan includes intersection improvements at Prince William Parkway, Wellington Road, and Liberia Avenue. Legacy at Kline is not part of this offering; it is referenced only as neighboring development. The Prince William County 2040 Comprehensive Plan designates this corner Mixed Use (MU), Transect T-3, within the Liberia Avenue Activity Center, which envisions pedestrian-oriented centers combining residential and commercial uses. It is currently zoned A-1; rezoning to an implementing district is the buyer's path to realizing the planned use.
