2627 College Ave Berkeley, CA 94704

First time on the market in almost 40 years! Incredibly charming 2 bedroom/2.5 bath craftsman in coveted Elmwood with an unbeatable location right on vibrant College Ave just blocks from UC Berkeley campus. Set back from the street and tucked behind a garden gate adorned with mature vines that opens to a sweet and sizeable front yard. Have a picnic or garden party in a magical and private outdoor space and step into a cozy interior with original refinished hardwood floors and gorgeous nearly floor to ceiling colonial grid bay windows drenching the home in natural light. Plenty of traditional charm, but with open concept touches and upgrades throughout including a newer roof, newer heater, new electric heat pump water heater, remodeled bathrooms, and fresh interior/exterior paint. Bedrooms and laundry found upstairs with a breathtaking master suite complete with walk-in closet and windows galore. Bonus space/storage off of the kitchen perfect for a home office/gym/studio. An outstanding 92 walk score makes having a car completely unnecessary with amenities like Willard Park, Elmwood shops/restaurants, and Bart/transportation easily accessible, but with the convenience of 2 designated off-street parking spots behind the house found next to a healthy producing Meyer lemon tree. Home energy score 6.
