Sale of Historic Severn Side Farm Sets New Record

$6.045 Million is Annapolis’ Most Expensive Sale, Year-to-Date

ANNAPOLIS, MD (March 22, 2017) – A historic home dating back to the 1840s has just sold in Annapolis for $6.045 million, the second most expensive sale on the Severn River since 2000, and the most expensive sale year to date*. The estate rests on 20 acres with more than 883 feet of waterfrontage. Coldwell Banker Residential Brokerage’s Anne Harrington and Kevin Cooke of the company’s Annapolis Church office co-listed the property at 4 Winchester Road.

Severn Side Farm included:

  • Six bedrooms, five bathrooms and one partial bathroom
  • 20 acres
  • Swimming pool
  • Tennis court
  • Four-car garage with upstairs suite
  • Rolling lawns leading to the water’s edge.

Quotes:

“A sale of this size is really important to the growing luxury market here because buyers are moving their family and their fortunes to the area to take advantage of the lifestyle Annapolis has to offer,” said Kevin Cooke.

“The property is incredible,” said Anne Harrington. “Right from the home, you have a great view of the Annapolis skyline and the United States Naval Academy. It’s a truly unique find for Annapolis.”

Historical background of the home:

Also known as the Severn Side Farm, the property’s original owner was Charles Ridout, who gifted 1,500 acres to Jacob Winchester in return for his daughter Mary’s hand in marriage in 1831. In the mid-1840s, Jacob and Mary built the Severn Side Farm, which is part of the main house today. The manor house still reflects its history with original flooring, fireplaces and windows. Jacob Winchester, who died during the Civil War, left his legacy in the home. His signature is etched on an original window where the den is currently located.

It is documented that Mary Ridout Winchester continued to run the farm until the late 1890s. In the 1900s, additions were made to the original farmhouse, including an entry hall and den. In the 1920s the River Room was added, which was once used as a ballroom, dining room and butler’s pantry.  This house has hosted many grand events in its long history including weddings, charity events, holiday balls and Blue Angels viewing parties.
