From Stable to Organ Factory to Residence: One home’s transformation into a $2.3 million luxury retreat

WASHINGTON, D.C. (July 5, 2016) – Dating back to 1877, the now modern and luxurious home is being offered for $2.3 million. Listed by Coldwell Banker Residential Brokerage’s Sheila Hansen of the company’s Dupont/Logan Circle office, the residence rests at 111 10th Street Southeast.

According to Hansen, the property has a rich history over several generations:

  • In 1877, the original construction was a working stable.
  • From 1910 to 1963, the property transitioned into the Water’s Organ Factory. Owner Samuel Waters powered the factory with a gasoline engine, one of his own inventions, which is now in the Smithsonian.
  • In 1964, the property was converted into a residence by Capitol Hill developer William Richards and architects Huff and Drayton
  • In 2007, the residence was purchased by its current owners and was fully renovated with high-end features, adding modern character to its historic charm.

“After the home was completely renovated, there were plans to turn it into a private retreat or club for Congressmen and Senators. Luckily for the next owners, that never came to fruition,” said Sheila Hansen.

Entering the gated residence, visitors are greeted with an expansive courtyard, reminiscent of the property’s days as a stable. Pristine landscaping, a seating area and an in-ground, heated pool are highlights of the secluded courtyard. All exterior and interior doors are antique wood, hand carved in Madrid. The brick walls, wood ceiling, and support beams are original to the structure and create a loft-style atmosphere. Three of the chandeliers in the home were salvaged from the former Valencia Theater in Baltimore.

The living room features 26-foot ceilings, a fireplace and a wrap-around balcony from the home’s days as an Organ Factory. The area is now used as a loft, lined with built-in book shelves. A half-bath is situated in the loft space. Two bedrooms, two bathrooms and one partial bathroom fill the home’s 1,900 square feet.  Both bedrooms are master suites with tall ceilings, crown molding, large closets and a bathroom. The upstairs master suite has a marble bathroom, a skylight and glass French doors leading to a terrace that overlooks the courtyard.

The upgraded kitchen is equipped with stainless steel appliances, dark wood cabinetry, and a trap door to the wine cellar.
