RNI offers you the opportunity to earn additional income as a result of talking to people you already know. Do I have to keep office hours or go to an office?
Absolutely not! You will be dealing with Referral Network, Inc. by telephone. You will determine when you work. It could be while visiting relatives or friends, while on vacation or while traveling; wherever you happen to be when someone tells you that they would like to purchase or sell real estate or they know of someone with a real estate need. That's when you can ask some questions, then call and register your referral. That's all there is to it. RNI does all the paperwork.
How much can I make as an active affiliate of RNI?
That all depends upon you. Your earnings will be based on the number of successful closings your referrals generate. The standard is a 20% referral fee off of the top of the referred side of the commission.
What type of properties can I refer?
Marketable residential real estate anywhere in the United States and Canada.
Can I request a certain Independent Sales Associate?
Yes. Your referral can be placed with an Independent Sales Associate of your choice, provided the Independent Sales Associate you name can best serve the customer's needs and will accept the referral based on the referral fee due.
Can I call the Sales Associate direct?
Yes, as long as you first call RNI to register the referral and confirm the referral fee due to RNI. RNI will then send the appropriate paperwork to the Independent Sales Associate. If you do not have a Independent Sales Associate to whom you would like to give your referral, RNI would be happy to place it for you with a well qualified Independent Sales Associate.
Are taxes deducted from earnings?
No. At year-end you will receive a 1099 to report your earnings. As your earnings grow, you may have to pay quarterly estimated taxes. Consult your tax advisor on how to handle quarterly or year-end taxes.
How do I renew my real estate license when it comes due?
You will receive notification from the California Department of Real Estate with instructions at the appropriate time. After you fill out lines #1-#14, send the renewal application to Referral Network, Inc. to fill out and sign line items #17-#23. If you enclose a renewal fee check payable to DRE and your continuing education certification paperwork, we will obtain the broker's signature on the renewal application and forward everything to the DRE on your behalf. If we only receive the renewal application, we will obtain the broker’s signature and return it to you to submit with all required paperwork to the DRE.
What do I say to a potential buyer or seller?
You will preliminary want to find out if they have a real estate need. Do they plan to buy or sell real estate? If yes, explain that you are a "Independent Referral Associate" and would like to have a qualified full-time Independent Sales Associate contact them to provide the services they are looking for. All you need is the name, address, phone numbers, some basic information about their real estate needs and the best time for the person to be contacted.
Remember, if they are planning to sell a house – would they like assistance looking for a home to buy? If they are planning to buy a home – do they have a home to sell? There are many opportunities to get two referrals from one contact.
