Option A - Leasing Property

  • Use the Multiple Listing Service to advertise with pictures and amenities of property automatically streamed to over 30 websites, including Yahoo!, Realtor.com, Trulia, and Zillow.
  • Install bright, visible signs to gain attention of drive-by, foot-traffic, and word of mouth.
  • Work with referral services, including About Pittsburgh, Presenting Pittsburgh, and leading relocation companies such as Cartus.
  • Use our exclusive Homebase inTouch rapid response system to direct inquiries to agent via phone, text, and email.
  • Interview prospective tenants prior to tour.
  • Coldwell Banker processes credit application in accordance with fair-housing laws.
  • Prepare lease agreement using state-approved forms in compliance with municipal, HOA, and county regulations.
     

Cost to owner

The first month’s rent is the finder’s fee to be shared with any cooperating broker who helps to place the tenant. A renewal fee may apply.

Option B - Property Management

  • Verify tenant’s rental insurance, utility transfer, and complete a property inspection.
  • Deposit money escrowed in an interest bearing account.
  • Collect rent, any late fees and utility reimbursements using the option of auto withdrawal.
  • Provide all accounting, including auto deposit option, monthly & annual ledger statements, repair and other fees paid on owner’s behalf.
  • Up-to-the-minute account tracking using interactive property management software.
  • Provide 24-hour emergency maintenance response.
  • Partner with a network of certified, reliable vendors.
  • Facilitate eviction procedures, including written notice, magistrate filing, and documentation for court proceedings.

Cost to owner

Following the first month finder’s fee, 10% of all rental payments will be deducted as the management commission.
